A recently released study recognizes the economic benefits created by energy efficiency retrofits of multi-family buildings. This report, commissioned by Deutsche Bank Americas Foundation and Living Cities was designed to investigate the benefits of energy savings efforts in order to accurately calculate return on investment and encourage banks to finance these efforts.
The team analyzed several New York City projects that had participated in multi-family programs sponsored by the New York State Energy Research & Development Authority. The findings are very interesting, and show that energy efficiency retrofits benefit not only building owners, but tenants and the surrounding communities.
Not only do projects of this kind create green jobs and improve tenant health and comfort, they reduce greenhouse gas emissions significantly. Building retrofits save energy, reducing fuel consumption by 19% and electric consumption by 7%, based on a survey of over 230 buildings.
What kinds of retrofit projects were studied? Projects included updating HVAC systems, increasing insulation and replacing windows in buildings. The study found, however, that replacing windows without insuring a proper air seal, for example, would limit the benefit and return on investment of the project as a whole.
